The median sales price for a single-family home in greater Boston surpassed $1 million again in April. The median price increased from $989,500 in April 2025 to $1,032,500 last month. The market had reached $1 million in July 2025. Home sales fell 5.9% year-over-year, and homes spent a median of 37 days on the market. The condo market also rose, with a median sales price of $750,000 in April, up from $732,000 a year earlier. Condos spent a median of 51 days on the market, an 18.5% yearly increase. Low inventory and continued buyer demand supported rising median prices, with seasonal improvement expected into summer.

Specifically, the median sales price rose from $989,500 in April 2025 to $1,032,500 last month, according to the Greater Boston Association of REALTORS®. That's a jump from $891,750 just a few months ago in January."
