Applications still open for 98 affordable units in all-electric Downtown Brooklyn high-rise

Eighty Nine DeKalb will open 324 residential units, 98 of which are affordable and have attracted over 13,000 applicants. The affordable homes comprise 30% of the building and will include studio, one-bedroom and two-bedroom layouts priced from $3,000 to $3,900. Affordable units match market-rate units and share access to neighborhood amenities. Building amenities include co-working spaces, in-unit washers and dryers, passive dimming mirrors, a theatre, lounge, gym, outdoor fitness and multiple terraces. The first floor provides 55,000 square feet for an LIU campus serving about 600 students and will open in fall 2026; housing opens in November.
Over 13,000 people have already applied for 98 affordable units inside of 89 DeKalb Ave. in Downtown Brooklyn, as final construction and preparation are in full swing ahead of a November opening date. The affordable units will make up 30% of the building's 324 units. They will be dispersed across the building's floors, in studio, one-bedroom and two-bedroom configurations. They will have a starting price of $3,000, $3,600 and $3,900, respectively.
"The affordable units here at Eighty Nine DeKalb are identical to the market rate units and the access to this neighborhood and to the sense of community belongs to everyone in the building," said Rebecca D'Eloia, development project executive for RXR. The building will feature co-working spaces, in-unit washers and dryers, as well as passive dimming mirrors to help offset the carbon footprint for the property, as well as a theatre, lounge and gym space, with multiple terraces showing off the downtown skyline.
"They're spaces for them to gather and feel community and to be well. We do have a gym. We've got outdoor fitness space here, which is it was is a really unique feature," she said. "This space will hold approximately 600 students in a variety of majors, including pharmacy - it will have flipped classrooms- and live labs," said LIU COO Joseph Schaefer. That campus is set to open in the fall of 2026, while the housing above will be opening to tenants this November.
