Marblehead overturns multifamily housing vote

Marblehead has been declared noncompliant with the MBTA Communities Act following the repeal of a zoning bylaw, Article 23, by local voters. Initially approved at Town Meeting, this article aimed to establish multifamily overlay districts, allowing for an additional 897 housing units. The repeal was prompted by voter turnout, with 3,542 voting to overturn the measure against 3,297 in favor. This decision puts Marblehead among four towns not adhering to state law, which mandates rezoning for multifamily housing in areas near transit.
Twenty percent of the town's registered voters (3,347 votes) were needed to repeal the measure. Of the 16,732 registered voters in the town, 6,842 turned out to vote.
Article 23 was overturned 3,542 to 3,297, according to unofficial election results. As a result, Marblehead is non-compliant with the MBTA Communities Act.
