A Zumper rent survey reports year-over-year rent growth of 14.9%, with the median one-bedroom rent now more than $500 higher than in May 2025. Upper-end one-bedrooms reportedly reached about $4,200 per month. Studio rents average $2,500, while two-bedroom rents average $5,397. Highest rents appear in SoMa and South Beach, with South Beach averaging $4,800. Tenderloin shows the lowest documented rents at $1,800 per month, while the Financial District average of $970 appears unusually low. Faster rent increases have been linked to the booming AI industry, alongside declining average days vacant from 47 in January 2024 to 20 in September.

At the time, nine months ago, empty apartments were sitting on the market an average of 20 days, according to Apartment Lists data, which was down from an average of 47 days in January 2024."
