Joseph Giacona purchased a derelict Victorian home in the Rockaways, aiming to create a serene space for relaxation after years of surfing and meditation practice. When I walked in, it was a disaster. I knew it would be a gut job. There was no heat or insulation, just a smell of cat pee.
