Investors own the majority of homes in some Calif. counties
Investor ownership of homes in California has reached nearly 20%, with the percentage rising significantly in rural counties. In some areas, such as Sierra County, 82% of single-family houses are owned by investors. Overall, investors bought more homes in early 2025, comprising 26.8% of all residential property sales, influenced by high mortgage rates pricing out average buyers. From 2020 to 2023, investor ownership across the country was around 18.5%, increasing to approximately 25% since 2024. California ranks second in the U.S. for investor-owned homes, after Texas.
