Building a house requires careful consideration of land size, which depends on local planning regulations and personal preferences. Experts recommend that the plot should generally be at least 1.5 to 2 times the house's footprint to accommodate parking and green space. A four-bedroom, two-storey house typically occupies a minimum plot size of 210 to 280 square metres, while self-builders might prefer larger plots, averaging about 405 square metres, depending on various factors.
"A general rule of thumb is that the plot should be at least 1.5 to two times the footprint of the house to allow for parking, garden space, and access," says Chris Walton, construction director at HJK Construction.
"For a four-bed home of 140 square metres, there is a large amount of variation; about 405 square metres would be your average size plot," suggests Janet Nuttall, site owner of Wellbank.
