The courtyard of MoMA PS1 in Queens was buzzing during Wednesday night's opening of Greater New York, now in its sixth edition. Our team shares first impressions from the expansive show, which included more than 50 New York City artists at the beginning of their careers.
A couple of years ago, really well-prepared Wright properties sold very quickly. There were historically low interest rates and a lot of liquidity, even in the luxury market. Now the tides are shifting, and a post-pandemic frenzy for Wright designs has softened.
Designed by noted residential architect Roland E. Coate, the home was built in 1926 for Annie Wilson, daughter of pioneering Southern California businessman and politician Benjamin Wilson, for whom Mt. Wilson is named. The gently sloping 1-acre-plus property was once part of the vast holdings of George S. Patton, father of the famed U.S. general.
It once belonged to Julian Eltinge, a vaudeville performer who usually played women-so convincingly that audiences were often shocked when he revealed himself to be a man. Starring in musical comedies like The Fascinating Widow, The Crinoline Girl, and Cousin Lucy (all title roles written for him), Eltinge went on to become one of the highest paid movie stars of the 1920s. One prominent critic cleverly dubbed him "ambisexstrous."
With their red-tile roofs and stucco walls so commonplace that they've become part of the landscape, the homes of the Spanish Colonial Revival tapped the climate, local materials and an idealized view of history to become the signature style of Southern California.
When complete in December 1999, the 22-story building will have floor-to-ceiling windows of silver blue-gray glass in place of its concrete facade and aggregate panels. The structure will feature an upturned metal canopy on the penthouse floor that will be visible from much of the Westside when the building is illuminated.
Wright created a sculptural masterpiece, but he was pushing the boundaries of residential construction. He didn't put enough reinforcing steel in the cantilevers of the house over the waterfall, so as soon as they removed the formwork, the house started to sag. Located just upstream from where the Arroyo Seco and Los Angeles River merge, Mount Washington has been home base to a former mayor, a world-famous yogi and the official witch of Los Angeles County. The Arroyo Seco - which, after all, begins near a place called Devil's' Gate - has always been a location known for the offbeat, a neighborhood that was keeping it weird before Portland, Ore., or Austin, Texas, ever was.
Set on a ridge-top in Hollywood Hills West, the 2,100-square-foot house is a shining example of Wright's "integrated landscape" style, which blends indoor and outdoor elements. The 1949 home's interior spaces stretch through decked terraces and expansive windows. Jutted wood planks loom over the pavilion, and a massive stone fireplace counteracts the concrete slab floor in the living room.
Maloof hand-carved a three-story spiral oak staircase. Other artists created stained-glass windows, copper doors and designer lighting. But the person who has been most involved in the house is Herb Hafif, the attorney, sculptor and art collector who personally split rocks for the stone walls and who has owned the property, through his philanthropic family foundation, since 1953.
Indian Hills Ridge is a development of CoastFed Properties, formerly the Mayer Group. Construction has begun on four models at Indian Hills Ridge, a 66-acre project east of Yosemite Avenue and north of Flannagan Drive in northeast Simi Valley.
Architecture that celebrates the natural transition between day and night, using light and shadow to create a dynamic play of contrasts. The filled spaces, with their defined functions, are complemented by the emptiness of the courtyards, which act as visual and sensory ventilators.

Smathers' style is evidenced by high ceilings, terrace balconies and formal areas designed for small and large-scale entertaining. Hedged privacy walls and eucalyptus trees, landscaped grounds feature a brick-lined patio, an outdoor dining room, a swimming pool and formal gardens.
