The study by the Moses Mendelssohn Institute reveals that the average flatshare in Germany now costs around 489 euros monthly, including additional costs like heating and water. This reflects a 17 euro increase from last year, highlighting a concerning trend in rising accommodation costs.
While Munich's flatshare prices dominate the market at an average of 790 euros per month, other cities like Frankfurt and Berlin are also experiencing upward trends. Frankfurt averages 680 euros, and Berlin comes in at 650. Surprisingly, Berlin's rent has remained steady compared to fluctuations seen in other cities.
Despite being one of the more expensive cities, Berlin's flatshare rent has not changed significantly in the past year. It positions itself closely behind Frankfurt, indicating that living costs in these urban centers are continuing to rise, impacting the affordability for students and new renters.
In contrast, university towns such as Siegen offer much more affordable flatshare options, averaging around 320 euros, providing some respite from the escalating costs seen in major cities. This trend underscores how location significantly affects rental prices throughout Germany.
